With the winter season cooling us all off, does that mean that the mobile home sales temperatures, which have been red hot throughout Sarasota Florida, are cooling off as well?

The easy answer to that is, well, it depends.

Mobile homes on leased land are viewed as and taxed as personal property in the state of Florida. What this means is that when someone goes to buy the home they are purchasing the property itself and not the land that the mobile home is attached to. This purchase, in the state of Florida, is the same purchase process as that of a vehicle.

The reason why we mention this when discussing the current temperature of Sarasota Florida mobile home sales is that when someone sells personal property, like a mobile home on leased land, then there is no public place where the sale price or the date of sale needs to be recorded.

This differs quite a bit then in traditional Sarasota Florida real estate.

In this type of transaction, the actual price and date for which the home has been sold need to be recorded within the county that the home was sold. Having this information readily available is what real estate professionals will refer to when discussing what “comps” are to their clients.

With the sale of mobile homes on leased land throughout Sarasota Florida this process is not required since the property is registered at the Department of Motor Vehicles.

What we have seen throughout the greater Sarasota Florida area with these cool temperatures is that it is coming right in the middle of the snowbird season. Traditionally, the snowbird season falls between the end of October and runs until the middle of April. The majority of these folks who “snowbird” from up North are in the general Sarasota Florida area from early January until the end of March.

A snowbird is a person who migrates from the cooler part of North America during winter seasons and seeks a warm climate down to southern states, especially Florida. According to the statistics, there is an average of 3.5 million people who visit Florida each year and Canadian snowbirds make up a huge portion of this number during winter seasons.

During this time period, we usually see a rise in listings from full-time residents of the Sarasota Florida area who are looking to sell their mobile home to a new snowbird who has fallen in love with all that the Sarasota area has to offer.

What many of these Sellers will do is they will wind up sitting on their property without a whole lot of activity until the last month or so of the snowbird season. The reason for this is that most snowbirds will have a place they are going to spend the season already lined up before they come down. Once they are here they are not looking to buy a mobile home right away as they just got settled into their seasonal home.

Here, we see mobile homes usually sit on the market for longer than they would the remainder of the year.

Snowbirds usually look to buy in March and April right before they head back to the North for the summer months. This is when the majority of these mobile home listings sell as the snowbirds usually want to have a place already lined up for the coming winter.

So, do lower temperatures within the greater Sarasota Florida area affect home sales? Yes, but not totally due to the fact that the temperatures are cooler, the home sales slow down because many of the snowbird Buyers are holding off until they are closer to heading back North to their permanent residence.

Regardless of when these snowbirds look to purchase their new Sarasota Florida mobile home, all Sellers must realize that if they do not start getting their home ready to sell here soon and wait too long then they could very well be holding on to their home for months longer they expected.

If you own a mobile home in Sarasota Florida and plan to sell it during a snowbird season, it is important to remember that not all snowbird seasons have always the same climate. Whether it is cooler or warmer and you are fixated on selling your mobile home it is better to start selling at the early stage of the snowbird season. 

Although many snowbirds are holding on to buying during cooler temperatures, snowbirds who already decided to buy before going down to Sarasota Florida will buy regardless of the temperature. Snowbirds who are holding off, however, haven’t made a final decision yet on whether they will buy depending on weather conditions.

When a cold front moves through Florida, it can have a significant impact on home sales, particularly in the Sarasota market. Cold fronts can stall out over the area and cause extended periods of cooler, wetter weather. This can put a damper on home buying and selling activity, as buyers are less likely to want to look at homes during these conditions and sellers may be hesitant to list their homes.
