This is not true. They’ve raised lot rents everywhere. Where we are some as as hugh as 1200. We’re selling ours. Advice is Look before you leap
Given the fact there’s NO ‘cap’ on park owners lot rent increases, you have NO assurance it won’t increase to 1,000, 2,000, etc, in the future. My park only includes lawn service. Increases went from $10 a mth to $25 (2023) & $50 in 2024. Those on fixed incomes who’ve lived here 20+ yrs CAN’T afford high increases on top of meeting strict maintenance rules & the STRESS of being bombarded w/warning letters, $35 FINES & EVICTION threats. I feel bad they’re forced to move.

There are no laws protecting people 55 plus from their lot rent increasing 100% over night? I was going to buy a mobile home on leased land in Fla. But it seems like a trap.
I’ve started looking a parks before the pandemic drove prices nuts. Several people in parks told me that they can raise the lot rent whenever & by however much they want to. That kept me from purchasing. There are a few parks where you buy your lot, but they are generally close to $250-300K. I’ve even looked in not super touristy areas & still they have high lot rents ! Being retired I am to afraid to get into something that may price me out of my home !

I live in a small not so attractive park with about 90 manufactured homes ( shouldn’t be called mobile home parks since you can’t just pick up and leave as if it were a travel trailer) majority of homes are extremely older models. When I first moved here lot rent was 450 , very reasonable for water and trash included they even mowed your lawn. Has a pool and a clubhouse I never use and now we pay 700 a month , cut our own grass ( this is a 55 and up park) pay for water pay for trash and I don’t know how this is legal, but web pay property tax that is NOT included in the base rent. It’s sad that we all own our trailers but have to pay this a month or risk losing the home they bought. Owners live in Arizona and they won’t except partial payments!!!? And our pools been closed for months due to code violations but with all the money they’re raking in they won’t pay to fix these violations? I can’t afford to move but yes it is a trap for the renter but a win win for the owners of these places. Sad but true
