With the continued rise in the price of residential real estate, one continues to ask the question, “where are all the affordable housing options within Sarasota Florida?!”
When this question arises one would look to the mobile home industry as a place to find such homes as, traditionally speaking, mobile homes within mobile home parks tend to provide their residents with homes that are safe, clean, and affordable.
With this expectation, then, where are all the mobile home parks that are family based throughout the Sarasota Florida area?
Sadly, the answer is, there are not many to choose from.
All ages mobile home parks, also known as family mobile home parks or open-aged mobile home parks are parks where there are no age limits for any of the residents. These types of mobile home parks are usually occupied by families looking to have an affordable way to live while also owning their own homes and not renting.
Many areas throughout Florida have several all-aged mobile home parks but within the immediate Sarasota Florida area, there is not one.
At the time of this writing, we at The Mobile Home Dealer can only come up with two mobile home parks throughout the Sarasota Florida area that offers their residents the ability to live there without any type of age restrictions.
In a county with over 200 mobile home parks, how, then, can Sarasota County only have less than ten percent of all the parks set aside for families?
This answer can go a few different ways so let’s look at two possible reasons.
The first reason is that when many of the mobile home parks throughout the Sarasota Florida area were built they were constructed in the late 1960s and 1970s at a time when this area of Florida was full of small towns that were mainly retirement communities. If one were to look at photos from this era one will see that what we know as Sarasota, Venice, Bradenton, and the other areas nearby was only a fraction of what we currently see.
With this in mind, many of the original mobile home park developers applied for and were granted licenses to build mobile home parks in the general area for people of a certain age group. As the years have gone by the owners of these mobile home parks have not changed their plans with what ages they would be willing to accept and now, several years later, things have not changed without taking into account the dramatic rise in under 55 years of age population throughout Sarasota County.
The other reason that would be worth noting is that, rarely, if ever, will additional mobile home parks be created. The reason for this is that throughout the Sarasota County Florida area, much of the land has already been bought and developed since the initial push of mobile home parks being built some fifty years ago.
Real estate is usually meant to be used in its most optimal way and mobile home parks, sadly, usually do not fit what the city views as the best usage of the land. The reason for this is that when one owns a mobile home on leased land they are not paying property taxes as they do not technically own the home. Without the payment of property taxes by these homeowners then there is less money being spent for the usage and upkeep of all the city services that Sarasota County Florida offers.
