Q: HOW DOES THE MOBILE HOME DEALER MARKET MY HOME FOR SALE?

Q: HOW WILL I BE UPDATED ABOUT HOW MY HOME IS SELLING?

A: Great question, we always want you to be fully informed with how things are going with the sale of your mobile home.

We send out monthly reports with how much interest we have received, what the feedback has been, what activity other homes in the area have had and how the market is looking for the next month.

After this information is compiled we review together our strategy for the following month.

Q: HOW SOON IS MY HOME BEING MARKETED FOR SALE ONCE THE LISTING AGREEMENT IS SIGNED?

A: We begin marketing your home as soon as the listing contract is signed allowing The Mobile Home Dealer to help sell your home.

Q: I LIVE OUT OF STATE AND AM INTERESTED IN A LISTING THAT YOU HAVE-WHAT DO I DO?

A: As licensed mobile home brokers we are very familiar with all the steps needing to be taken in order to complete the sale of a mobile home without of town clients. We work with clients from out of state on a regular basis and will be happy to get you all the information needed in order to know all about the home you are interested in.

Q. SHOULD I INFORM THE PARK MANAGER THAT I AM SELLING MY MOBILE HOME?

A: Although informing the park manager that you are selling your mobile home is good, it is not necessary. What important is that you must remember that you should not sell your home to a buyer that is not park-approved. Although we, at The Mobile Home Dealer, can help the buyer facilitate their mobile park approval, it is important that they should know the needed requirements beforehand. 

Q: HOW LONG WILL IT TAKE TO SELL MY MOBILE HOME AFTER LISTING?

A: We understand that you want to sell your mobile home fast and as a matter of fact, this is one of the most asked questions from our clients. Although we at The Mobile Home Dealer sell mobile homes faster most of the time, there are other factors that can delay the sale of your mobile home. These induce but are not limited to

  1. You are asking a price higher than the market value
  2. The interested buyer is not park-approved
  3. There are problems with documentation like a lost title
  4. Lot rent is not paid and needed to be cleared with the park manager

The above are just some of the most common issues. We suggest you avoid having the above issues by making sure everything is settled before selling your mobile home to the right buyer.

Q: HOW MUCH TIME DO I HAVE BEFORE LEAVING MY HOME AFTER CLOSING?

A: After closing the sale, sellers are always given a maximum of 30 days to prepare and move out of the mobile home. In some instances though, if you need more time, you can discuss with the buyer if they agree.

Q: SHOULD I REPAIR MY MOBILE HOME BEFORE SELLING IT?

A: Although a newly repaired and painted mobile home can attract more buyers, spending extra thousands of dollars is not worth it based on our experience. Most mobile home buyers in the Sarasota Florida area are paying on an as-is basis. This means that they buy on “what they see is what they get”. Instead of spending extra money on expensive repairs, we suggest spending the money on furniture.

Q: I WANT TO SELL MY MOBILE HOME BUT I’M NOT SURE IF THIS IS THE RIGHT TIME.

Based on our experience, any time of the year is the best time to sell and buy a mobile home in the Sarasota Florida area. There is no good or bad season and although snowbirds are usually flocking during the winter season, summer has its own advantages so we can’t really tell when is the bad time to sell a mobile home. We can only see a good time selling a mobile home all year round.
