Sarasota County

Before we get too far along, we first sure everyone understands exactly what Sarasota County has to offer.

Sarasota is home to around 440,000 residents, most of whom are full-time folks who call this beautiful coastal county their home all year round.

One cannot comment on all of the area’s high points without mentioning its close proximity to some of the best beaches in the entire country!

If you grab the beach chairs and head out for a day in the sun, they will be pleasantly surprised to find yourself within a very short drive to Siesta Key, Anna Maria Island, and Venice Beach.

These areas are not only known for their beautiful beaches but also for their quaint shopping areas that can provide a tasty treat for all ages when the beach day is coming to a close.

Make sure you stop by Saint Armand’s Circle as it is certainly a must-stop location for anyone who is spending a day at the beach!

Interested in shopping?

Sarasota has plenty of places to do this, including the outdoor shopping mecca of University Town Center, which houses dozens of shops, eateries, and fun activities throughout the year.

Lastly, Sarasota Airport is easy to get in and out of without much of the hassle of a larger international airport, which makes it a breeze to come down and quickly get back into Florida life if you are not a full-time resident.

With all of these great activities and local attractions right at your fingertips, it makes Sarasota County a great place to begin your search for a new mobile home!

The Winds of St. Armands

The park itself is split into two areas, North and South Park.

Both of these parks back up to one another, making it seamless to traverse between the North or South entrances.

Both parks are 55+ in age communities and, at the time of this writing, only offer mobile homes where one pays for the home and pays lot rent each month for usage of the land that the home sits on.

If the term lot rent is new to you, make sure you take a moment to get brought up to speed on exactly what is lot rent and how it differs between living in a land-owned mobile home park so that you are well aware of the pros and cons of each purchase option.

The North and South parks are both located off of North Tuttle Avenue and University Boulevard which provide great central locations to everything in the University Town Center shopping district as well as quick access to the area beaches.

Another great point worth mentioning is that these communities are both about 10 minutes from I-75, the main highway system that runs along the Gulf Coast of Florida. This provides a straight shot for travelers to go anywhere on the West Coast of Florida without any undue stress.

The Winds of St. Armands North

The park’s North side is packed with over 1,000 trees landscaped throughout the property, a great community center, and a relaxing pool. The park also provides a handful of water features, tons of social activities, and around 400 homes within the park.

The prices of homes in this park can vary quite a bit, as there are fixer-uppers for under $20,000, homes that are over $100,000, and everything in between.

Inventory varies throughout the year but it would be reasonable to expect to see 10-20 homes at any given time being up for sale within the park.

The estimated lot rent is within the county average at around $900 per month.

The Winds of St. Armands South

South Park offers quite spacious homesites for each mobile home, several waterfront homesites, and many of the same social activities as North Park. The park’s size is very similar in nature, with around 400 homes within its walls.

It is more common to see brand new homes being moved into the South side of the park than the North so if you are a Buyer looking for a brand new turn-key home, then you may want to look more on this side as it is not uncommon to see at least 1-2 new homes for sale at all times.

Similar to the North side of the park, it is reasonable to see around 10-20 homes for sale at any one time.

Prices in the South side of the park are usually higher than the North with prices topping out close to $200,000 for a home.

Estimated lot rents are the same coming in at around $900 per month.

Expansion Plans

Recently Sarasota County has decided that they will allow the rezoning of a large parcel of property just to the east of the North and South parks which will allow an additional twenty-two mobile home spaces to become available.

This newly developed area, currently referred to as The Winds of St. Armands East, will feature mobile homes of different sizes and price points.

The date for which these homes will be available for tour and purchase has not been named yet.

While the park does not provide the lowest lot rent in the area, it is competitive, and you certainly get what you pay for. These parks provide their residents with top-notch amenities, a great location, and a well-taken-care-of park to call home.
