Buying a mobile home that is within an age-qualified community is a very popular option for affordable housing in Sarasota Florida.

Before we go any further, we need to clearly identify what is an age-qualified community?

Each of these communities will have their own rules to adhere to, but generally speaking, when referring to a community as age-qualified, we are referencing a mobile home park that requires one or both residents to be of a certain age in order to be approved for park residency.

The age requirement is usually one or both residents who reside in the home need to be at least 55 years, YOUNG!

Age-qualified parks do not allow full-time residents of the home to be children but do allow them as visitors for up to several weeks at a time. Some parks require only one resident to be of the qualifying age, with the other resident usually required to be five to 10 years younger.

There are several benefits to living in an age-qualified community.

One benefit is that the residents you are living around are your same age, many times sharing some of the same interests that you have. This opens up the community to have several different social events planned on a regular basis!

Many of these communities are where the homeowners own their home but lease the land each month through a payment called lot rent.

A rule of thumb here; the higher the lot rent, the more activities and amenities are usually readily available inside that community.

Average lot rent in Sarasota for these types of parks range from the low 600’s to just over $1,000 a month. Home prices in these parts vary quite a bit as well. From $10,000 to $15,000 fixer-uppers to brand new, top of the line homes, in the six figures. There is surely a home and a price point for all of those looking to enjoy their time in these types of communities.
